D26 New Launches in 2023

Heard of a New Neighbourhood at Lentor Hills?  It is conveniently located right next to Lentor MRT Station.  This future neighbourhood will feature parks and commercial amenities that will also serve residents from Lentor to Teachers’ Estate.

Lentor Hills is part of the Ang Mo Kio Master Plan 2019.  Besides Lentor Hills, the Ang Mo Kio Master Plan 2019  include the Thomson Nature Reserve and the Cross Island Line.

Thomson Nature Reserve was opened in 2019. Lentor residents will be able to explore trails in the 50-hectare Nature Park.

In addition to the TEL, Lentor residents can also benefit from the future bright hill interchange station along the Cross Island Line (CRL). CRL will serve existing and future developments in the eastern, western, and north-eastern corridors, connecting major hubs such as Jurong Lake District, Punggol Digital District and Changi region.

Lentor Hills is very close to the Central Catchment Nature Reserve that housed the Pierce Reservoir and many nature trails, among others.

7 plots of Government Land have been earmarked for development at Lentor Hills Estate. 4 had already been sold while 1 is still open for tender and  2 have not been launched for sale by the government yet. They are however in the confirmed and reserved list of the 1H2023 GLS Programme. 

Of the 4 sold plots, Lentor Modern, the only integrated development in that area, was launched last Sep 2022 by Guocoland.   The next 3 plots are expected to launch in 2023.

3 New Residential Plots at Lentor Hills Estate

The new plots as indicated in orange below are 2 plots of Lentor Gardens and 1 plot of Lentor Central.

Updates on 5 April 2023: Tender closed on 4 April 2023 for one of 2 plots of Lentor Gardens. Mainboard-listed GuocoLand teamed up with Hong Leong Holdings’ Intrepid Investments to place the bid of S$486.8 million or nearly S$985 per square foot per plot ratio (psf ppr). GuocoLand-Hong Leong Holdings tie-up is sole bidder for Lentor Gardens site at URA tender, Property – THE BUSINESS TIMES

Updates on 13 Sep 23: Another tender closed on 12 Sep 2023 for the 2nd plot of Lentor Central (1st plot was sold in Sep 20220). The site drew just two bids, with the top bid of $435.1 million submitted by a consortium comprising Hong Leong Holdings, GuocoLand and CSC Land Group. Stage 4 and 5 of the Thomson East Coast MRT Line – expected to open around 2024 and 2025

The last two stages of the TEL, stage 4 and stage 5, comprise a total of 10 stations from Founder’s Memorial to Sungei Bedok. They are expected to open around 2024 and 2025, aside from Founder’s Memorial station which will open in tandem with the actual memorial in 2027.

Cross Island Line work begins, 12 MRT stations ready by 2030, including Bright Hill interchange station.

 Phase one will span 29km, with 12 stations from Aviation Park to Pasir Ris, and Hougang to Bright Hill.
